Terms and Conditions   Booking procedure & payment terms If you wish to book our condo, Wish Upon A Star, a rental agreement must be completed.  This form will be sent via email. Return the completed rental agreement with signature along with a 20% deposit required to secure the booking.   Bookings made within 8 weeks of the arrival date require payment in full. Payments can be made by check, bank transfer, credit card or PayPal.  Payments made using PayPal or a credit card will incur a processing fee.  A booking will be considered confirmed when the deposit has been received and we have acknowledged the booking via email, facsimile or postal mail to the guest. Provisional bookings will be held for five working days only. The balance is due 8 weeks before the date of arrival at the property.   Rates Rates quoted on our website or any other marketing material are subject to change without notice.  Once a rental has been confirmed via email and upon receipt of the deposit, the rate will not increase unless a change is requested or necessitated by the guest.   Security Deposit A security deposit of $250 US Dollars is required and must accompany your final payment. This will be refunded in full not later than thirty days following your departure date and upon receipt of a satisfactory management report that there has been no loss or damage to the property. Alternatively, you may register your credit card details with us to act as the security deposit.  You will be notified immediately should we find it necessary to post a charge against the security deposit.  Any charges made against the security deposit will appear within thirty days.   Cancellation Once confirmed, you may cancel the booking at any time subject to the conditions detailed below: We reserve the right to cancel the booking if payment has not been received in full in accordance with the conditions set out in the booking procedure and payment terms stated above. Cancellation must be in writing. The following cancellation charges apply to all rentals: More than 8 weeks before arrival date – loss of deposit Between 4 and 8 weeks before arrival date – 50% rental amount Less than 4 weeks before arrival date - 100% rental amount. The security deposit is not subject to cancellation charges and would be refunded in full. Checking out of the property earlier than your pre-booked departure date will be considered a cancellation of the remainder of your vacation. No refund will be given for an early check out unless previously agreed upon with the management company and/or the owner. For these reasons, full comprehensive travel insurance is strongly recommended.   Loss/damage/cleanliness of property The management company will inspect the property for loss, damage and cleanliness following your departure. After inspection of the property, the Party Leader will be liable for costs associated with any damage, loss, or as a result of excessive wear and tear. Failure to return the key to the lock box when you leave the property at the end of your stay will incur a replacement fee of $50. Do not change or attempt to change the code on the lock box. Payment for any loss, damage or cleaning fees in excess of the security deposit will be made by the Party Leader within seven days of departure.   Accommodation The property may only be occupied by no more than two people per bedroom plus two people in the living area on the sofa bed; maximum of 8 people. The property is provided only for the guests indicated on the rental agreement and must include the ages of children under the age of 13.  A charge of $80 USD for each additional person per night will be made when the number of people occupying the property exceeds the number of occupants stated on the rental agreement. The property will be available to guests after 4:00 pm local time on the day of arrival. The property must be vacated by 10:30 am local time on the day of departure. Early arrivals or late departures are not permitted unless previously agreed upon.  The Party leader must be at least 21 years of age. It may be necessary for staff or agents of our management company to enter the premises during your stay there in order to perform routine maintenance or repairs.   Use of utilities Normal usage of gas, water, telephone and electricity is included in the rental price. You will be subject to the full costs of any additional charges for abuse of utilities or the telephone if for the period of your stay bills are in excess of 15% of normal usage. Cable TV is provided and is included in the rental price.   Smoking For the comfort and safety of all our guests, the property is strictly NO SMOKING.   Pets Pets are not permitted in the property at any time and will be grounds for immediate eviction from the premises.   If you have any problems In the unlikely event of anything being wrong with your vacation home, the management company must be informed at the earliest opportunity during your vacation and given a reasonable amount of time (24 hours is normal) to address any issues. You will be liable for any damage or loss caused by your own actions if you do not wait for the management company to perform their duties. No complaints will be accepted after your vacation if the management company were not informed of the circumstances of the problem during your vacation.   Liability limitation The owners and management company of the property accept no responsibility whatsoever for any loss of rental time due to delays or changes arising from circumstances outside of our control.  These circumstances include but are not limited to war or threat of war, fire or adverse weather conditions, government action, technical problems with transport, closure or congestion at airports, cancellations or changes of schedules by airlines, errors and/or omissions by any third party such as a travel agent, ticket agent, car rental agency or utility provider. We accept no responsibility or liability for loss or damage to personal items while traveling to the property, staying in the property or after departure from the property. In the unlikely event the reserved property is not available to you upon your arrival, due to circumstances arising beyond our control, the owners or management company will attempt to make alternative arrangements for your stay.  If accommodations cannot be made or if the alternate arrangements are unacceptable to you, a pro rated refund will be issued.  The full extent of the owner’s liability will not exceed the cost of your booking with us.    Accuracy of information A great deal of care has been taken to ensure the accuracy of information we have provided. However, facilities and services may not be open or available due to renovation/maintenance work, adverse weather, etc.  When we are aware that a facility or service advertised in the information provided will not be available during your stay we will take steps whenever possible to notify you prior to your arrival. The owner will not accept any liability as a result of resort amenities not being available to you after your arrival due to circumstances beyond our control. At times it may be necessary to replace items at the property with similar items of an equivalent or better standard. Wherever possible, we will endeavor to notify you of such changes prior to travel. We reserve the right to reasonably amend any of the terms and conditions set out herewith It is in your own best interests to take out travel and medical holiday insurance to cover unforeseen circumstances which may necessitate the cancellation of your booking. You should have adequate medical insurance and cover for your personal belongings for the duration of your stay, including travel both to and from the property.   Special Note:  This is a self-catering home and supplies need to be purchased upon arrival.  There will be a limited complimentary amount of toilet tissue and a few small bars of hand soap.  You will need to purchase items such as detergent, cloths, washing powder, trash bags etc.
